“House Hunt” -It sounds so dramatic doesn’t it? The word “hunt” can elicit images of big game hunting, or stalking through the wilderness searching for your prey! Well I guess in some ways when you house hunt, either for investment properties, rental properties, or for a home to live in, you are searching for that elusive quarry. You may have a goal in mind before you start looking for real estate and then you might go about examining your needs, researching the market, investigating potential properties for sale or rent, meeting with various real estate agents, looking at countless houses – perhaps in some ways the words “house hunt” is quite appropriate!
House Hunt the Perfect House
The first step on your house hunt should be to really examine what your needs are in a home. This could be in relation to the size of your family, the location, the surrounding amenities (schools, shops, transport etc.) and your budget. Some of the questions you might examine when you start your house hunt may be:
- Do I need a 2, 3 or 4 bedroom house?
- Single story or 2 story?
- How many bathrooms or toilets will I need?
- Is the house near schools, public transport and shopping facilities?
- Do I need a house with a garage or a carport?
- How big a yard will I need?
- Can the house be added to if I need to accommodate a growing family?
- Is the house that I’m interested under or over my budget?
- Do I want a house with a swimming pool?
- What is the historical price growth in the area and what is the likely future growth?
These are really just a few of the issues that you will need to consider when you begin to house hunt. Questions such as these (and countless more) can serve to focus your energies more effectively. When you begin to house hunt with a plan or goal, you can really begin to sharpen your focus and become targeted in your real estate search. This approach can really save your precious time and energy, and can help you search on a practical level rather than an emotional one.
When you house hunt for a rental property you might ask the same types of questions but you might also want to know of the leasing terms and agreements outside of the statutory ones. Will you need a rental house where pets are allowed? Do you want to lease a property through a rental agent or directly through an owner? Does the rental agent have a good reputation in the way they deal with tenants? Are they flexible with lease contract negotiations? … Once again these questions can be thorough and as many as you require, remembering that the goal for you is to be focused in your efforts to house hunt.
When you house hunt it is vitally important to be informed about the property market or rental market you are searching in. It is also fundamental to have a series of benchmarks that are important to your particular situation. Ask as many questions of yourself that are needed to be able to concentrate your house hunting efforts most effectively.
